The Selling Process Made Easy

1. Listing appointment.! During the listing appointment, we will discuss the value of your home, review the comps in the area, and determine the best price to ask. If you choose to proceed, we will sign a listing agreement, giving me permission to market your home and choose what day would be best to list it!

2. Marketing! A picture's worth 1000 words!! Prior to pictures, I will advise you on things you can do to help your home photograph and show better. Here's a list to get you started! Picture Prep. I will hire a professional photographer to take pictures both with a camera and a drone. We will also have a 3-D walk through and a video walk through. Your home will be placed on the MLS for all realtors to see, as well as 100's of real estate websites, including Zilllow, Redfin, Realtor.com. In addition, I will market your home through my social media pages and my brokerage.

3. Showings! As clients and/or realtors request showings, I will confirm those with you asap! Although you will need to be flexible, you are 100% in control of when we show your home. I will also hold open houses on the weekends at your convenience.

4. Offer accepted! Yeah!! A buyer has made an offer and we've accepted!

5. Inspections! Typically inspections are scheduled within 7-10 days. This is the buyer's opportunity to do their due diligence regarding the home, HOAs, school boundaries, etc. Their inspection report will be completed by the end of the day of the inspection. From that point, they will determine if anything will be required to be replaced or repaired and let us know. These terms can always be negotiated.

6. Repair and pack! At this point, you will typically have a couple of weeks to remedy any issues agreed upon after inspections. Schedule your movers, knowing that the home will need to be completely empty prior to closing.

7. Closing Day!! The day has finally come! The buyers will likely schedule a time to do a final walk through to make sure everything at the house is in order and all required repairs have been completed. Then, we're off to the Title Company to sign the final papers, get your $$, and turn over the keys!
